Rent vs Buy Calculator
Compare the cost of renting with buying and see whether home ownership may be closer than you think.
Could your rent be buying you a home?
Renting isn't always the wrong choice, and buying isn't always the right one. This calculator estimates the loan your current rent could support, along with the deposit and upfront costs needed to buy a similar property.
It's designed to help you compare your options and start thinking about whether buying now, waiting longer or even rentvesting could be the right path for your circumstances.

Frequently asked questions
Is buying always better than renting?
No. Whether buying or renting is the better option depends on your financial position, how long you plan to stay, your lifestyle and your long-term goals. This calculator is designed to help you compare the numbers, not tell you which decision is right.
What is rentvesting?
Rentvesting means renting where you want to live while buying an investment property in an area that's more affordable or has stronger investment fundamentals. For some buyers, it can be a way to enter the property market sooner without changing their lifestyle.
Does this include the upfront costs of buying?
Yes. The calculator estimates the deposit, stamp duty, Lender's Mortgage Insurance (where applicable) and other upfront buying costs, giving you a more realistic comparison than simply comparing rent with a mortgage repayment.
Does this mean I could borrow that amount?
Not necessarily. The equivalent loan is based on your current rent and the assumptions you've selected. Your actual borrowing capacity will also depend on your income, living expenses, existing debts and your lender's assessment criteria.
