What is bridging finance?

Bridging finance is a short-term loan that lets you buy your next home before selling your current one. It covers the gap so you don't have to rush a sale or miss out on the right property.

How much can I borrow for my next home?

Your borrowing capacity depends on your income, existing debts, and the equity in your current property. We calculate this upfront so you know your budget before you start searching.

Can I use my current home's equity as the deposit?

Yes. If your current home has grown in value, you may be able to access that equity to use as a deposit, potentially without needing additional cash savings.

Should I sell my home before buying the next one?

Selling first gives you a confirmed budget and removes the pressure of carrying two loans, but it can mean renting in between. Buying first avoids the double move but usually relies on bridging finance or equity. Neither is right for everyone, so we'll model both paths with your actual numbers.

Does downsizing mean I won't need a loan?

Not always. Timing gaps between selling and buying, keeping funds invested, or splitting proceeds with other goals can all make a small loan the better structure. We'll help you weigh paying cash against keeping flexibility.
