From 10 August 2026, a legislated ban stops new residential SMSF borrowing (LRBAs). Existing loans and refinances are grandfathered, and commercial SMSF lending is unaffected. The SMSF options still available are below, along with what the change means for you.

Can I still buy residential property through my SMSF?
Yes, but not with a new loan once the change takes effect. From 10 August 2026, new residential SMSF borrowing arrangements (LRBAs) will no longer be permitted. An SMSF with enough cash can still buy residential property outright, because the change restricts new borrowing rather than the purchase itself. Existing residential SMSF loans can continue and may still be refinanced under the grandfathering provisions.
Can my business lease property from my SMSF?
Yes, and this is one of the most popular uses of SMSF commercial loans. The lease must be at market rate and documented properly, but it's entirely legal and a powerful wealth-building strategy.
How much deposit do I need for an SMSF commercial loan?
Usually 20–30% of the property value plus costs, because commercial SMSF LVRs typically run around 70–80%, depending on the property and lease.
Does refinancing my SMSF loan trigger stamp duty?
No. A genuine refinance doesn't change the property's ownership, so stamp duty doesn't normally apply. The bare trust generally stays in place.
